Fixed wiring deteriorates over time and an Electrical Installation Condition Report (EICR) will identify any faults so they can be rectified, ensuring no harm can come to colleagues, customers or the general public and making sure you stay within the law and the terms of your insurance policy.

An EICR test actually tests the fixed wiring throughout an installation. Just having a PAT test alone won’t make your property or premises legally safe.

Guidance for Landlords

As of 1st July 2020, all private landlords in England must have a valid, in-date EICR (Electrical Installation Condition Report) for their rental properties. This will ensure compliance with The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. By law, you must prove that you have taken reasonable steps to ensure that your tenants are safe and not at any risk from electrical faults.

Landlords must ensure that fixed electrical installations are inspected and tested at least every five years by a qualified person. A report must be obtained and supplied to each tenant. This moves EICRs into the same territory as gas safety certificates and EPCs as a legal requirement.

What is an Electrical Installation Condition Report (EICR)?

An EICR examines the state of the fixed electrical wiring throughout your property and checks if an installation meets current safety standards. The ‘fixed’ electrical parts of the property like wiring, plug sockets, light fittings and the consumer unit will be inspected along with any permanently connected electrical equipment.

Once the inspection is completed, you are issued with an Electrical Installation Condition Report (EICR). This outlines whether your installation is safe and details any issues, highlighting any remedial work required.
